What Does a Roof Inspection Check? A Master Inspector's Checklist

By Scott — Board Certified Master Inspector·October 30, 2026·5 min read

What a thorough roof inspection looks at on an asphalt shingle roof, and how those findings decide between rejuvenation, maintenance, or replacement.

Updated October 30, 2026

Quick Answer: A roof inspection checks the shingle surface (granule loss, cracking, curling, missing pieces), flashing and penetrations, gutters and drainage, and signs of storm damage. The results tell you whether the roof qualifies for rejuvenation, needs a tune-up first, or is too far gone.

What do we look at on the shingles?

  • Granule loss. Granules protect the asphalt from the sun. We look for bare patches and granules collecting in gutters. For rejuvenation we want less than about 50% loss.
  • Cracking and curling. Brittle, lifting shingles are a sign of oil loss, and also a sign of how far along the roof is.
  • Missing or torn shingles. Multiple missing or torn shingles can disqualify a roof from treatment.
  • Nail pops. Raised nails lift shingles and open paths for water. These are fixed during a tune-up before treatment.

What about flashing and penetrations?

Vents, chimneys, skylights, and wall joints are where water most often gets in. We check seals and flashing, and reseal penetrations as part of preparation when needed.

Gutters and drainage

Clogged gutters and downspouts send water to the roof edge and foundation. We look at those too. Gutter cleaning is available if they need it.

Storm damage

Hail and wind damage can change the answer. Major storm damage disqualifies a roof from rejuvenation. See Can a roof be rejuvenated after hail damage?

What happens after the inspection?

  1. Qualifies: we explain the rejuvenation option and price.
  2. Needs small fixes first: a roof tune-up comes before treatment.
  3. Too far gone: we tell you replacement is the honest answer.

Key Takeaways

  • Granule loss, cracking, missing shingles, flashing, and storm damage drive the recommendation.
