Silicone vs. Elastomeric Roof Coating in New Mexico: Which Should You Choose?
Silicone or elastomeric roof coating? Compare warranties, ponding-water performance and fit for New Mexico flat roofs before you decide.
Updated October 28, 2026
Quick Answer: Elastomeric is a water-based acrylic coating, always applied in two coats, with a 1-year labor and 6-year material warranty. Silicone is solvent-based, handles ponding water better, and carries a 1-year labor and 15-year material warranty. If your flat roof holds water after rain, silicone is usually the better fit. If it drains well, elastomeric can be a solid choice. Both are applied by FRESH TEC LLC in Albuquerque.
What is the difference between silicone and elastomeric roof coating?
Both are liquid coatings that cure into a seamless, flexible layer over an existing flat roof. Both are white and reflective. The difference is in the chemistry and in how each one behaves when conditions get tough.
- Elastomeric roof coating is a water-based acrylic.
- Silicone roof coating is solvent-based.
That one difference drives most of what follows: how each handles standing water, how it is applied, and what the warranty looks like.
How do the warranties compare?
Here is the side-by-side for the two coatings we apply.
| Feature | Elastomeric | Silicone |
|---|---|---|
| Type | Water-based acrylic | Solvent-based |
| Coats | Always 2 | Second coat based on mil thickness |
| Labor warranty | 1 year | 1 year |
| Material warranty | 6 years | 15 years |
| Ponding water | Less suited | Better suited |
One important note: these warranties cover workmanship and product performance. They do not cover leaks. A warranty on the coating is not a promise that the roof will never leak, and we will not tell you otherwise.
Which is better for ponding water?
Silicone. Ponding water means water that sits on the roof for a while after rain instead of draining off. Flat roofs are built with only a slight slope, so it happens, especially as a roof ages.
Silicone is the better match when you have areas that hold water. Elastomeric is water-based, so prolonged standing water is harder on it. If you have low spots that stay wet, tell us. It is one of the first things we look at when recommending a product.
A few things to check on your own roof:
- Walk the roof a day or two after a rain, when it is safe to do so, and look for areas still holding water.
- Note whether the water is a thin film or a real puddle.
- Check drains and scuppers for debris that could be causing the problem.
Clearing a clogged drain is basic maintenance. Our flat roof maintenance checklist covers it step by step.
Why does elastomeric always get two coats?
Because that is how it works best. A water-based acrylic needs the build-up of two coats to do its job, so we always apply both. For silicone, the number of coats depends on mil thickness. Sometimes a second coat is needed to reach the right thickness, sometimes the first coat gets there. We measure rather than guess.
In either case, the second coat may go on the next day.
Does the New Mexico climate change the choice?
Albuquerque has 280+ sunny days a year, so sun exposure matters for any flat roof here. White coatings reflect up to 90% of UV, and that applies to both products. Sun is not really the deciding factor between the two. Water is.
Timing matters too. We coat only when it is above 50 degrees F and dry for 24 hours before and after. Coating in poor conditions is a good way to waste money, so we wait for the right window. That means fall and spring days, and summer, are our busy stretch.
What questions should I ask any roof coating contractor?
Whichever product you lean toward, a few plain questions will tell you a lot about who you are dealing with:
- What exactly does the warranty cover, and does it say anything about leaks?
- How many coats will go on, and how is that decided?
- What type of roof is this, and is it truly a good coating candidate?
- What weather conditions do you require before and after the job?
We are glad to answer every one of these. Our answers: the warranties cover workmanship and product performance, not leaks; elastomeric always gets two coats while silicone depends on mil thickness; and we coat only when it is dry for 24 hours before and after.
How long does it take and what does it cost?
Most jobs take about 1 to 2 days. Coating costs roughly $1,500 to $4,000, compared with $8,000 to $20,000+ to replace a flat roof. Your actual price depends on the size and condition of the roof and which coating fits it.
Which roofs can we coat?
We coat modified bitumen and rolled composition flat roofs. Tar and gravel roofs are not eligible. We do not do repairs or replacements. For a plain-language look at the bigger picture, read What Is Flat Roof Rejuvenation?
Also worth repeating: our GreenSoy treatment is for asphalt shingles only. Flat roofs get silicone or elastomeric.
So which one should you choose?
- Choose silicone if your roof has ponding water, or if you want the longer 15-year material warranty.
- Choose elastomeric if your roof drains well and the 6-year material warranty fits your plans.
